I like to say that the reality when it comes to Cash flow, the Characteristics of Cash Flow is NOT ABOUT THE INVESTMENT.... it's about the INVESTOR.If I buy a property ALL Cash... then yes, it will cash flow.If I buy a property with 100% financing, then NO, it will NOT cash flow.So the characteristics of Cash Flow is really not on the Property.

I do have a concern about showing up to an open house and pretending to be interested, but in reality, I am at the open house to practice my analytical skills.

Even if the numbers on paper look good, I think the person/people running the show are most important to help make the numbers a reality.

I was nice, and we went to Goodwill together to try to find an item or two that had some sentimental value to her.Some people need to observe reality before they will accept it.
