My specialty is working with investors and business owners in locating island based cash flowing rentals and or non rental second homes. 

Income for 2024 is 66k gross as i believe the owner didnt put effort to gather high ratings or make it perform.I was hoping to write off the negative cash flow against my w2 income.

We were under contract for another place and walked away because of a 2" drop in the house in one corner caused by the foundation not going below grade and the owners not willing to do anything.

@Jason Stoferif you can get a property owner who will sell at a great price then put it under contract and wholesale it.

The last two investment properties I have purchased was for cash, so I must have made the absentee high equity owner list.

@Andrew Pierce Where to start....first the high levered physician loans are intended for owner occupants.

For example in many jurisdictions I can STR units in a duplex but cannot STR an ADU (some jurisdictions will let you STR if you owner occupy).

Our portion out-of-pocket was the $3K deductible.I'm friends with numerous apartment owners. 

I’ve considered mid and short term rentals, but from what I’ve seen, Baltimore city unfortunately does not allow new short term rentals unless the property is owner occupied. 

Most owners will not raise the rent to market rents based on tenure and ease of doing business but that is a personal call.
