I wouldn't use all of the funds on the down payment and closing costs but keep some of it to get the rehab started, as most private lenders will give you funds for the rehab after part of that rehab is done.

Consider going the private money route.

some of the largest owners of private timberland in the US are the Harvard endowment.. and John Hancock finances a ton of it.

A lot of people like to tout that private lending is this risk free business alternative to owning your own investment properties.

I would contact @Don Konipol  He is by far from what I have seen the most experienced and sharpest private lender on this site and has the bandwidth to do the larger loans complete opposite of what I do..

When pitching the deal, highlight these aspects.
