@Mike H.Property Taxes do hit hard here in College Station Texas, 2% per year or $450/month on that $270k house.

I spent more than this on my undegrad in college and the price of the academy honestly made sense.

I previously used free services like Cozy (before merging with Apartments.com) and Rentler ( before merging with another company and charging fees for ACH payments) but now I use them as an all-in-one PM solution for the most part.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

It's outside of the city limits and already zoned multi-use (previously used for a business and a home). 

I would love to find a storage facility for sale one day or even one cabin in TN, but that’s later goals.

As previously stated, each state has different and specific adverse possession statutes and you should investigate this further as it certainly could hinder a sale in the future, and you may find that future buyers are not as reasonable as you.

I'm also not interested in condos/townhouses as I owned one previously locally, and it really restricted what I could do.
