I listen to several real estate POD casts and i'v never heard of anyone talk about this topic which it seems (at least to me) to be an extremely important topic.business

I have been listening to a couple podcast about real estate investing.

I am brand new to real estate investing, but I’ve been listening to BiggerPockets podcasts for the past 3 months and I read 2 of Robert Kiyosaki’s books.

I've read several books, listen to several podcasts, but the market analysis question seems to be answered vaguely (research growth, rent comparables, job opportunities, etc) Am I making it more complicated?

Other than reading lots of books and listening to podcasts I have had no formal training in dealing with analysis and am doing well just with the biggerpockets calculator.

I'm not saying it always turns out bad, but there are numerous issues that can arise that are not worth the arrangement.

Ive been to HPD Section 8 office numerous times in person telling them all the incidents and all they seem to do is defer me to housing court. 

@Taylor Chiu  I currently work in the healthcare field and did home health for a while and saw patients in numerous ALF's in SFR here in california. 

A quick bit of advice; it's important to learn as much as you can but it's very easy to just get stuck reading and listening to podcasts and what not.
