These days even 20% down is shaky as one is competing with high down, no-contingency, no loan approval or no inspection requirement as the market is steaming hot.

I inherited 4 properties and had the option to sell, but instinctively knew I wanted to keep them and go full steam down the real estate path.

At the same time, I'm jumping into this full steam ahead and training wheels during the "learning the ropes" phase sounds like a smart and safe approach to starting the right way the first time.

I've just been around the block a few times, both on my own steam and I've been taken for rides now and again.

@James Hamling my next goals are to keep growing my portfolio, and adding value/helping others get started or pick up steam with their own goals.

If you are willing to deal with the potential headaches, then go full steam.
