Technically that violates most residential financing terms and the lender could call the loan due, so it’s not without risk, but many people do it anyway since the financing is so much better and (supposedly) lenders haven’t tended to call loans due for that.The question about whether to form an LLC at all, and the mechanics of involving it in your real estate deals, are best directed to an attorney and accountant (I am neither) as there are both legal/liability and tax implications to consider.

It was on a crawl space and we moved all of the mechanicals from the kitchen dining room area to underneath the house by digging down about 4' and building a block foundation area just inside the stone foundation and pouring a new floor and adding a sump pump.

Im not even sure its fair to compare 2 similar sized houses where one is on a full basement and the other on a crawl at a 1:1 ratio as the full basement, even unfinished, allows mechanicals to be in the basement freeing up more usable space in the living area.
