I think finding out what the buyers want is a pretty good strategy and when the deals come in you will be able to call those specific buyers to see if they are interested.As long as there is some meat on the bone with enough for them to make a profit you should do pretty well.

With the ARV you've mentioned it doesn't look like there is enough meat on the bone to pursue either way considering you said the house was a shack.
