I am in a similar situation as you and want to know your experience.

Absolutely amazing that real estate and other prices rose a similar amount as the increase in the money supply. 

For instance, it may look like paying the $700 difference of renting your current property plus whatever your portion of the house hack would be (hopefully a significant amount less) and being similar to what you pay now or maybe a bit less depending on what you get for the house hack.

I want to limit my risk as not knowing where the economy may be going.I'm in a similar boat, also 50 with good paying W-2 looking to build a portfolio to help replace that sooner than later.

http://mnsoberhomes.org/   This is an organization of over 20 sober houses in Minnesota run by private people. they formed a organization to help each other.this is a interesting part of a growing need for assisted type of housing.Just thought I'd pass the info along..your state might have a similar organization that could give assistance in figuring out how to start a similar type of housing situation.  

I was in a similar situation when I first started ( mortgage was a large chunk of my salary) Thankfully I had friends that I was able to rent to that basically paid my mortgage and eventually my income increased enough where it was not an issue.what area of Denver are you looking at?

Looking for something to detect Cigarettes, Vaping, Marijuana, Hookah, etc. 

A lot of your other mid-sized cities have similar risk profiles (dominated by a single industry or a handful of companies). 

You don’t have to keep contemporaneous daily time reports, logs, or similar documents if you can establish your participation in some other way.
