If its been on the market for a month with only 1 applicant, then that surely sounds like an issue and sounds like it's either not properly marketed or the price is too high.

If the deals are truly good, they will sell with the proper marketing lists, outreach, etc.

Don’t forget monthly electric costs to keep the recirculating pump on, and water costs to maintain proper water level.
