Hi - I’m relatively new to the real estate game and am just starting to read multiple books involving this topic.I noticed a house being cleaned up two weeks ago, talked to maintenance people, and was in the right place at the right time to talk to the owner.

All these things matter in the numbers games.

Maybe a newer investor with similar loose underwriting, just looking to get in the game will buy them (it's an offensive term and I'm sorry for that but it's called "The Greater Fool" theory). 

She takes her expertise and success and strategizes how to make immediate game-changing improvements. 

Is there anything I'm missing or is this just part of the game where you have to find that one deal that works?

Being that I am new to the game, I thought it would be best to go through an attorney.

Think rent growth in a city like Seattle or Boston, but in Chicago, you can actually afford to get into the game.

In these areas, you will generally not cash flow that well for the first few years, but years later (like me now), I can retire off the profit that I make from these same properties.Ultimately, this is how I chose to play the game and it is not the perfect game for everyone.  

My personal privacy is not an issue for me but based on the American legal system, lawsuits being reduced to the status of a lottery, I understand why most prefer to hide.

I own 4 long term rentals in Memphis, and I've found it to be a great city to invest in, so I'd really encourage you to find some good properties and get into the game!
