Not only the equation, but programming that equation into the system so it adjusts the starting temperature according to the current gas and electric rates.)Before doing any of that, I'd make sure the low-hanging fruit has already been picked- LED lighting, water-efficient fixtures(sinks, toilets, shower heads,) possibly spray-foam insulation to reduce drafts, to name a few.MG

@Jeremy England i like your deal Jeremy, i would opt to make it uniform in baths and floors and you get two things, better refi value, and my own subjective opinion is a better tenant, if it bugs you it will bug people like you, and there's a bigger reason, you want this deal to be more liquid asap, so at any time a renter or outside buyer can buy it, it's an important exit option to have just in case

I have a VA loan so no PMI My rate is 3.625% 30 year/fixed.Well, paying down a fixed rate long term 3.6% loan that doesn't bother you isn't the dumbest thing I've ever heard of, but not much of a return for no liquidity IMO.I earn about 1.5% in my mmkt accts.

Probably the biggest concern is liquidity down the road since currently some of these buildings we see 10+ condos sitting on the market at a time for months/years.

Your basis is the actual money you have in to the property to get it rent ready and maintain it, subtracted from the value of the property when you liquidate.

One advantage that stocks have over RE is that they are very liquid and can basically be sold at any time instantly.
