Rental market is amazing and you will not have any issues finding tenants for your properties and the price points to purchase are definitely enticing.

@Benoy Varghese When I take over a property I send a letter to the existing tenants introducing myself and telling them where to send rent and provide the necessary information regarding my policy for dealing with maintenance issues.

You may have to sell the whole property to access the funds in the IRA or 401k when you retire and for required minimum distributions. 

There's some who are more so there to help advise as I make my own path presumably with the ability to identify issues ahead of time.

Should you run into an issue with said tenant and need to evict or should city know you placed them in there, you expose yourself to potential fines. 

So far no issues.

Capex and tenant issues tend to exceed cash flow and when you decide to exit after a couple of painful years, you are in for another surprise:It is shockingly hard to sell cheap homes! 

To clarify, I had initially put the property under contract but had to back out of the deal due to negative inspection results, specifically related to foundation issues.
