My big fear is that something comes up during a stay that I can't fix...like no heat/hot water. 

Our ownership team and legal counsel had a pretty extensive and heated discussion with our original custodian, and from that experience, I can vouch for the fact that the points made above are exactly what is going on. 

@kevinpolite It's in okay condition, it's centralized heating and air, there are tenants currently in it; Just needs mainly a cosmetic lift.

My heating bill is 300-400/month in the winter months. 

we are in the Southern California área and thinking in putting either artificial turf or natural sod grass( the one is already grown) in the frontyard , it’s arpund 312 sf and estimates are like 440 dlls natural sod grass and 3400 dlls artificial turf with 0% financing options ( about 258 dlls monthly payments for a year)... some advise based on your experience(how about children’s, pets , maintenance, water bills, heat etc) and info you would know also... thanks blessings!!

Now, she was a pro, and took her voucher and somehow found a new construction unit with heat included. 

She rarely runs her heat and hasn't used the A/C once in the two years she's lived there since being sunken into the earth keeps the unit fairly comfortable. 

Will I have to provide a central area and heat?
