All the investors I've worked with target 20% or more.Just seems like a lot of risk for such a small profit.

I personally don’t see LP syndication investors as Real Estate investors.  

My business partner and I have a monthly fix/flip forum we hold in Scottsdale and mainly just work with flippers/investors. 

Hi KyleThe way most real estate for sale is priced these days there’s little to no cash flow after debt service with 25% down - borrowing a down payment would put the investor in a negative monthly position. 

If this time, energy and effort is not "worth it", sorry to say your NOT an Investor, your a speculator at best and in many regards a gambler. 

I do construction management for investors and I usually find them good contractors at good prices. 

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

The right team should have every system in place for you to be able to go from novice investor to experienced investor after one deal.
