Maybe a finding property that's move in ready or needs some light renovation work (paint, flooring).  

I think a ReafCo filter would clean up half of the issues.

I’m currently trying to decide between two 3 bedroom units (one is roof top with gulf views and boat slip, other is ground floor with direct access to pool and big patio) , or a one bedroom in the same building that’s also roof top with gulf views (I believe sandpiper).

Remove acoustic, paint walls light tans, use composite wood floors.  

Everything from the window choice and wrapping to the flooring decision to the layouts and general roof pitch.

Now that I’m paying 18% (which includes cleaning fee) then paying out the entirety of the cleaning fee as well feels like double dipping.

I can say she left the place clean other than she violated the lease terms by smoking in it and busted a hole in the air return box.
