If you were instrumental in facilitating that deal you could be liable on many fronts.The learning curve for these deals has gotten a lot longer, it's not as easy as any program or strategy claims on the surface.

Facilitating financing, origination of a loan, processing it, closing it and arranging payments or servicing are all areas that are restricted.Actually, in your deal, if it's a flip, you could do a sale contract and a construction agreement for repairs and then sell it never having to take title and get paid at closing, you may not need to get into financing at all. :)

Being a straw man facilitating a commercial loan could have issues.If you're flipping a contract, attempting to have financing terms agreed to and then have someone assume that financing without specific consent by the seller will be another big issue.It's best that you stay out of the financing side and allow the seller and end buyer to devise the deal. :)
