Pull together: (1) a spreadsheet to evaluate deals, (2) a spreadsheet to track your projects, (3) connect with a local Agent so that you can get access to MLS, (4) line up financing and (5) create a daily routine for this part of your life.

- For what it is worth, the first year of owning a property has tended to be the most costly year with my rentals as far as routine maintenance goes.  

Routine work:  10% of your success comes from hereIf everyone is putting in equal amounts of money, then weight should be given to whomever accepts responsibility for the above activities.

Whats your evening routine like?

I routinely have clients who ‘drag’ me around four counties one by one here in north western NJ.

We can run our business from a cell phone for 95% of what we need to do on a daily basis... but things break, tenants move out, you have to market to find new tenants, you have to research new deals, buildings need repairs and routine maintenance, etc. so know these things take time and effort. 

Too many Agents, fail to create routine in their day do not make that mistake.
