Or they think the NAR and MLS run the industry, and their 'brokerage' (and by extension, they...) are to "report all earnings," and somehow a PROSPECT (vs. a CLIENT) is somehow "brokerage property."

@Damian HowardYou say you should have used a CPA... well you still can (although you won't find a good one able to do your return right now).If this is the way you want to go, file an extension and find a CPA after tax season is over.Remember- you need to still pay the required taxes by the due date along with your extension.

A recognized environmental concern (REC), or a major issue, may cause issues financing or require an environmental indemnity in the loan agreement.A phase II is much more extensive and expensive, and usually involves the type of issues that will cause a lender to decline financing a property.

Also if you redo it you can add more breakers and outlets so people aren't constantly looking for extension cords and tripping breakers.* If the plumbing is ancient then it's probably horse-squeeze too.
