If you're able to, start networking at local Milwaukee real estate meetups---this is the very best education and inspiration that you will ever find--I started real estate by signing up for a guru program but by far, my best education came from speaking to other active local investors who are actually doing deals or have built financial freedom---the nationwide guru program only taught about flips and rentals but there are so many different strategies that locals have and are successfully doing.

This was due to desirability, affordability, limited supply due to geography and laws protecting open space coupled with very high demand due to net in-migration of high-earners/wealthy people, and perhaps most importantly a diverse job market in recession-proof sectors like education, government, defense, healthcare, etc. not just tech, energy or manufacturing that can be boom/bust.

@Chris SeveneyI appreciate the clarity, and as you note, I tried to be clear that I have not read your offering and know your offering, but can make some educated guesses by how it is branded.Regardless, you bring up a very good point, as others noted on this thread, any private offering, whether it is a "syndication" as it is typically referred to, a fund, a full equity investment in the equity position of real estate, an equity investment in mortgage notes secured by real estate, etc. you need to ask questions about what each operator does and fully understand what they CAN do.
