Hello,My previous tenant a frequent smoker left burning cigarette stubs on wooden stairs at least at three different spots and there are very conspicuous dark spots there, I have been putting of remediating this for quite sometime now.

To us, more importantly, we use neon colored print outs that we tape to the tyvek on the homes, warning people that we are using cameras, no trespassing, etc.

I've had contractors go dark on us, just because they were too busy and didn't want to do the detailed bids that are required. 

My suggestion is to put in a darker color.

I am reminded of the "Mo' Money Seminar" on In Living Color.

Can I hire a realtor and charge them the cost because I am already working 10 hours a day and by the time I get there to work, it is dark? 

I'm a big fan of canless recessed lights with options for changing color temperature.

I think most flippers are color blind.
