Knowing what is most important to the seller can give you an edge and your agent needs to find that out.

If its in the city where off street parking is a huge perk and it has a legal curb cut then I would keep the garage in most cases. 

One of my properties the city condemned it and had the lady removed before I bought it, and it was so full of roaches they had to tent the entire house and cut away the bottom third of drywall from rot and mold. 

Who will cut the lawn? 

It looks like there are spacers available to ensure the tiles are placed correctly in relation to each other, and I'm not afraid of using a tile cutter for the edge pieces.  

Yesenia,Feels like a straightforward DSCR loan, base it mostly off of the cash flow of the property itself inside an entity and maybe take a bit of a leverage cut as a foreign investor, but very doable.Do you have an LLC already established? 

As things stand I would be surprised to see any rate cuts this year.

Matt Penland with State Farm was able to get me better coverage and cut my rates over TN Farm Bureau. 

I was a little on the fence at the beginning but they have been rolling out features and with the new funding I would bet their tech map will push them over the edge.   

The financial decisions are rough; if you can't mid term it or long term it and wait out appreciation a bit then its probably best to cut your losses.
