The owner moves out like Kevin is contemplating and puts a rentor in the house for a year or two (there is no statutory period Kevin but a year or two is generally considered OK).

A seller if they do contemplate a JV tend to like to get most of their money upfront and then and equity percentage on the back end that is typically smaller.
