Having basics like soap, shampoo, etc is important but I don't think condiments, fancy towels, charging etc are ever expected or included unless specifically noted in the description (can drive more bookings depending on the market)

Hi everyone,My wife and I are new investors looking to purchase our 1st out of state investment and are very interested in STR.We've been looking at properties around Lake Royale in Louisburg NC (we heard from family in the area that this is a new vacation hotspot) and we have found some promising properties.The thin is, most of these properties are comprised of empty lots and mobile homes.

@Maribel ManiboOnline reviews, start there.I would also recommend find a mock deal and shop prelim term sheets and/or loan quotes from a few and compare the terms and vet out the process of documents required to close, how their draw process works, what are the draw fees, cost of loan extensions, do they require inspections before release of draws, what the proof of funds required is comprised of, how many deals similar to what you are after have they funded, compare the points they charge, IR, LTV, LTC, if they can offer interest reserves, do they require an appraisal.
