Revenge is for suckers, its not worth the aggravation. 15 years ago I had 15 rental properties and life was going well, we were making a small amount of money and then the "Cash for Keys" program kicked in and my "partners" who were doctors decided to sit on their hands and not fund the business in the shortfalls, the wife was only selling 2-3 million a year and I was making enough to cover our own household.

Also, the property was previously purchased last year at the auction but for whatever reason the successful bidder did not close and backed out of it and as a result it was put back up for sale.Please provide me with some suggestions of companies that do comprehensive title searches that are not too expensive.

I have talked to a few big banks and credit unions in my town and the short answer i've received is NO because the co-signer (my father) does not live in my household and is not on the deed.My question: Does anybody know anywhere I can open HELOC using a co-signer?

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).
