Even just glancing at a book like the classic Landlording (Leigh Robinson) at the library or reading other books may let you have some ideas.

The way you recognized the underlying theme of what was working for whom in your clients is classic opportunity identifying.  

As you can see, the commute OP-E would allow me to read many of the classic books in a few years (Metra), but I rather spend time with my family. 

Trade it for a bunch of Classic Star Wars toys which should increase in value after DecemberHopefully of course!!

Apart from that they are beautiful classics but need a lot of ongoing TLC.

I would read up on landlording some here on BP and in other books (I have a blog post up on Classics of Landlord Lit, mentioning some older books but all probably free in your library or for a song used)...
