It's ok to talk about this topic but I would never buy an asset with the hopes of Amazon making it a game changer.

But your philosophy has been a game changer.

Them business with little cost, but has a chance to be a lotto ticket game changer, like twitch, Snapchat, Facebook, Amazon.. low entry cost but high returns if they hit is what you want right now.When I was your age, I had some dumb sites, but they earned money.

When there are too many voices the dynamics of the resort area can change really quick.

@James Gallagher@J Scott  hit the nail on the head.. even though your deals have high Cap rates once you split them your talking about marginal returns with high risk.if there was a chance at rise in value as well that could be a game changer.. but I would submit that what your buying probably has little to no chance of any significant rise in value and that the value to other investors given risk reward is to back into the same cap rates your buying at.. so unless rents went up substantially your values will never rise.

@Joe Ross We were in a very similar spot until we decided to use direct mail marketing to motivated sellers, which was a complete game changer for us.

After a Toyota manufacturing plant moved in on the south side of town, bank 'call centers' followed -- it was a game changer because growth was traditionally always on the north side of town.
