Hi Latoria, I am not an expert in this area nor am I an attorney, but I hope I can at least help you start brainstorming. 

. - especially if you could find a multifamily maybe a 2-unit building so you don't have to worry about the self-sufficiency test.I should be selling you on option 2 because we could totally help with that kind of renovation, but I am not sure that's the fastest vehicle to get you where you want to go....doing a reno project on option 1 would create the most upside.Regardless, happy to connect and brainstorm more through your situation if that would help.

So I would say brainstorm to save money but not at a cost of an endless battle where it just makes sense to eat that cost to keep the project progressing as you can't find someone at the price you want.

Matt Devincenzo , my original intent was to receive help in brainstorming the structure of my investment business along with a property management entity that I would like to grow simultaneously.

Not many of us but pure networking and brain storming, no one is there to sell anything.  

Brainstorming new ways to accomplish what you want while you're waiting on someone else is never a bad thing.
