An example would be buying a SFR house in a Class B area for 230-250K that is renting for 1600-1800 range, those are not home run numbers but with low property taxes these are still better deals than what you find in other places.All the best in your search!

Maybe if you buy it and live in it where you only have to put 3-5% down you could pull something off… but we bought mostly C class properties back in 2018-2021 and our dollars to close were usually in the high 20’s to low 30’s just to buy the property with 20% down.

@Nathan G. is 100% right, but we'll add that it depends on the Class of the rental and corresponding tenants.The better the class, the more you can "bend" your requirements.
