I am looking at a beautiful 4 bedroom 2 bathroom home with finished basement near a University I would like to rent out for Student housing. 2 miles from a train station, 5 blocks from the University entrance.

There are 2-family homes on the same block on the market for 1.1-1.3 mill.

One block is beautiful, safe, clean, old early 1900's colonials and victorians, and LITERALLY one block away there's gunfire because two gang members got into a disagreement about something. 

My place in SF is 2 blocks away from the convention center and it is rented on a weekly basis with a 5 day minimum.  

I know a gentleman that bought one distressed location in a somewhat bad neighborhood and rehabbed it, turned around and bought the one next to it , and so on and so forth until he had bought a whole block.

Insurance required Borrower must provide a minimum 6-month insurance policy to be paid in full on or before closing The amount of insurance coverage may not be less than the loan amount and must include vacancy, vandalism and malicious mischief The insurance policy on the property needs to name Investmark Mortgage as the beneficiary.

Also did a six block radius 'drive' through in Google Earth.  

Normal business hours are usually a safe bet, so if you present the tenant with a written (I would also send an email if possible, never rely on one form of communication) date and time block that you will be entering to show the property there is little they can do to dispute your actions.Always remember that they can always take to civil court and being a landlord/property manager is one of the most litigious careers in the country, so make sure to document the process each step of the way to best protect yourself and your assets.

The 24 months of residence can fall anywhere within the 5-year period, and it doesn't have to be a single block of time.

They don't do it maliciously...it's just that our laws are very different and are some of the toughest in the country.
