A seller not fully informed of these points may have legal basis for initiating a lawsuit against the investor/buyerFrom the buyers perspective any down payment, capital expenditures, etc may be at risk of loss if they can not pay off note IF it is called due.

Of course you can go smaller and the numbers will be smaller or you can bigger as well.

Once you factor that in, your small loss is actually a bigger loss once you need to do any repairs or upkeep.

I specify that it has to be at least 1000 square feet (SF) (bigger the better), it doesn't have to be a 3+BR, but if it's not and at least 1000 SF I can convert it to be a 3BR.

The calculators on Bigger Pockets are helpful, but building your own will really help you see behind the numbers.

If your quote is that high it better involve a bigger SOW or other exterior repairs as well.
