Hi all,I have this property located in Huntington Beach, CA and the owner is willing to do seller finance of 1.2 mil with a 2 years balloon payment. 

This deal was financed with a 20 percent-down, 5.5% investment property loan from my own bank, with a giant balloon payment at the end of 6 years How did you add value to the deal?

Is there a balloon?

Do a 0% down loan at 3% interest with no Balloon on a 35 year amort. 

I am thinking about making an offer of about 70,000 with a contingency of owner finance for the first 18 months with a balloon for refinancing later.

I know i get called by wholesalers / and letters.. that will say Hey i see you bought 1232 B st.. recently would you like to be on my buyers list..  ???
