We are looking to find a multi-family in the flats to "house hack" to first get into real estate investing. 

Hello All, We have a 2 flat on the 3500 block of West Palmer in Chicago and need to hire a local guy to cut lawn, trimming, and spring and fall cleanup. 

This works better at a lower price point, since the rent curve is more flat than the purchase price curve.  

I am of course starting at the seller's numbers but never really stay on those for too long... too much optimism baked in... but alas, such is the game we play.For POH's, what sort of expense ratio should be a reasonable estimate for modeling out realistic assumptions? 

I am an extremely motivated individual that enjoys challenges.Just flat out, are there too many liability issues to having me tag along and help out that would prevent me from being able to obtain this goal?

I am looking for a good flat fee MLS company to list the home for lease.

I do the occasional flat-fee MLS listing for him (not turnkey though), and I have not seen any of his completed renovations, so I cannot speak to the quality of the work being done.

I am closing a purchase of a 3 flat near Midway and want to make sure there are no issues with the property.

Is this a good plan or is it half baked?
