The people I always talked with sounded so helpful and nice and so I wanted to trust them, but ultimately I knew that to make a big purchase like a home I had to also do my own additional research. What I found is often, turn key companies may buy in dying cities (cities with worrisome declining population trends), cities without more than one or two main employers for the town (risk to city's future), or cities that have artificially high rents for what the actual local population can afford (this happened the most during the pandemic to places like FL, where remote work makes it seem like rents on a 2 bed could be $2k a month, when the local population, figuring the remote workers get called back to the office in some other state the locals could only afford, say, $1.5k).This logic as to why they would still buy in those markets regardless though makes sense, as some of these points (namely the first two) can mean they can find sub-$150k houses for sale that therefore, figuring on how much down payment and closing costs would be, could put the price in an affordable price point for many investors.
