Attendance is either free (Fayetteville) or $20 (Bentonville). 

Search for local meetups or attend the REIA meetings to meet others, or find them on here.

REAL ESTATE INVESTING - People read a few books or attend a seminar and are suddenly dubbed "Real Estate Investor". 

I'd recommend calling duplexes you see that need work via driving for dollars, and attending networking events, and asking other investors if they have small multi family they are looking to sell.  

This strategy allows investors to start building equity and cash flow while minimizing personal living expenses.Networking and Education: Many investors begin by attending real estate networking events, joining investment groups, or taking educational courses to learn about different investment strategies and opportunities.Creative Financing: Some investors explore creative financing options, such as seller financing, private lending, or using retirement funds for real estate investments.Turnkey Properties: Investing in turnkey properties can be a straightforward way for new investors to enter the market.

Hey @Seallington Touch I'd recommend attending some local meet ups and listening to the podcasts.

Also, try and find a few real estate meetups in your area to start attending.
