I occasionally get someone that says, "I know this one guy..." but they can't provide actual details and it's probably just a rumor.Almost all legal disputes are over security deposits and very small amounts.Large suits involve injuries, which are only a risk if the landlord is negligent (e.g. fails to repair a broken step and the tenant falls).Even if the landlord is guilty, the suit will most likely be settled out of court and covered by insurance.Even if it goes to court, insurance will cover the costs.The odds of a landlord losing a lawsuit for more money than the average insurance policy will pay are about the same as winning the lottery or being struck by lightning twice.

looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.I'm wondering if people involved are just washing their hands if my deal rather than grow from it.Emails from before closing were insane looking back on it. 

Less governmental involvement, restrictions, fees, red tape, etc. here in SW Florida. 

I've actually done both, but typically when it's more than 2 people, pets, or kids are involved. 

I'm not sure I'd have a PM oversee another contractor but I would probably have them involved at some level especially if you are working long distance.

The bad news is that there is no part of the game that's inexpensive, and much of it involves fair chunks of time for approvals.

Most syndication business plans involve a value-add strategy of some sort. 

MLM pyramid  just bad things to get involved with for most consumers. 

However, as you mentioned, this will involve two sets of closing costs—one for the rate and term refinance and another when you eventually cash out refinance.
