Make sure you have proper signage up in the parking lot.

Look into neighborhoods like Jefferson, West Park and Boulevard, Brooklyn Center, Old Brooklyn, and Newburgh Heights.

We had an older lady tenant complain that the NEW girl who moved in was 'entertaining' & taking up visitor parking.

Another strategy I like is finding a home with plenty of extra parking and renting the space on neighbor for RV parking.

Don't be careful when doing a flip in a single family neighborhood that's near a tailor park.
