California is my 2nd biggest market, I hate the franchise tax lol behind Texas I have never done a flip and made less than 70k..what you have to keep in mind is that all markets are the same.

@Braden Smith you practically read my mind I often find some that I think would be great and sometimes the numbers would make sense but I always run into the capital wall I've been doing alot of research on hard money lenders in my area but that is my last resort.

One thing to keep in mind is in a 1031 exchange is that you not only can diversify from one into several replacements like you're doing.
