I believe there are numerous opportunity left on multifamily deals where price point of around 800k-3m  where most institutional buyers are not looking at. 

I've seen things about Philadelphia C.U. and other places in PA that have done it with zero seasoning time, but haven't seen much on this site about institutions that will loan that quickly on NJ properties. 

However we are having trouble getting proper documentation for lending institution from the Company that owns the building.
