G'Day everyone,Nobody talks much about the S#@% that real estate service providers put with.All we mostly see is the bad reviews from unsatisfied investors talking smack on all of us.So, I’m glad the thread I started a few weeks ago got traction and that many of you agreed.You can read more here - https://www.biggerpockets.com/forums/48/topics/1170821-wtf-i...I'm also happy to share some further light on the disrespect, incompetence and ignorance that we sometimes have to deal with.Here is a recent situation and unfortunately I’ve experienced hundreds like it over the the years.I guess common courtesy and common sense aren't so common nowadays.

For instance, if your living room is filled with beer advertising, black light posters, and beat up old thrift store furniture, you’re gonna attract frat boys.

If it requires anything barely beyond a broom sweep and light dust we have cleaners come back in and finish the job at the tenant's cost.

Similarly, retail might be near the residential area (but on high traffic roads), and light / heavy industry is far from the residential - but close to freeways and rail infrastructure.

New modern lights and ceiling fans, quality furniture, Big screen TVs (not so expensive anymore), big washer and dryer, one of those cool refrigerators.If you ever go stay in a nice hotel or nice airbnbs, try to pick up on some of the things they do to make it feel luxurious. 

Hi, I am in the position to buy a single family historic home with an ADU in the back that currently has a tenant in it paying $1600 a month including utilities.The home has 3 beds and 1 bath  and needs some light work such as floors including leveling of one bedroom where the floor is dipping, a few windows, stair repair, painting  and landscaping as it sits on a 7000sqft lot.

Would you be able to shed some light on this process? 

They'll look at the case in a different light than if you're offering to pay them hourly to chase the manger around court for a few years.
