I am out of state and don't know a lot about the Jacksonville market today.The property also has firepit in the backyard, smart door lock, cameras, thermostat, and router installed.

Does needing renter's insurance apply to people renting out my garage to store cars?

I had a super traditional W2 job and, BECAUSE OF BIGGERPOCKETS, made the transition from W2 -> into a non-traditional start-up prop-tech company (fired twice in one month)-> Then, I started our own tech-focused general contracting business serving new to intermediate real estate investors.I've more or less retired as a real estate investor (I still have about 50+ doors, but nearly every one of my deals went sideways for one reason or another), and NOW my ONE THING is working as a GC. 

A detached garage was built off site and delivered and is the only work I didn't do, although I did wire the building and install the garage door.

I am considering exploring converting a separate 2 car garage in the back of a duplex into an ADU.

Currently I have three doors, am private lending for two land/new construction homes, and looking to grow! 

More importantly, even if you do have passive investments and do qualify for REPS, it does NOT open the door to deducting your STR losses.

I personally own 12-doors in Detroit proper and I'm happy to send folks resources about the market there and/or chat about my experience.

Every time I have rented an on-site storage unit or garage to a tenant, I have always gotten less than what I could have gotten if I had found an off-site tenant to lease the unit.
