Specifically a 22×38 garage with a 10x22 2nd floor storage and a side shed addition which is 12x15.

I want to convert a large parking pad and some grass into a detached 2-3 car garage/storage with an 800SF 2bd/1ba apartment above. 

I'm looking to get into/purchase self-storage and am interested in commercial. 

Assuming it is unfinished and only good for storage, it would not be that expensive to section off areas with chain link fence or even building walls, each having a locking door.

We have cleaned out the three (3) outbuildings and consolidated storage into the upper garage.

Maybe storage units?

I have 2 years left before graduating and making potentially 75k/year.Work: I would make a little more than 1800/month in addition to receiving 5% equity of a storage company after 5 years. 

My firm invests in a few different recession resistant asset types including self storage and mobile home parks.
