Besides all the great resources here on BP I'd also recommend checking out a local real estate investment group like RIREIG in Warwick or Black Diamond REI in southern Massachusetts.

I've used David Black with Community National Bank with good success.

@Wendy Black The crime factor is not necessarily a deal breaker.... that being said it can be scary. 

Some initial thoughts would be to cut back the trees/brush to the right side (near front door) to give that area some more space and a welcoming feel, rather than walking into a black hole. 

I don’t have experience with the denim insulation but I’m sure it’s better than nothing.

Are you implying that we should try to be on black for line 26 to look good for financing.

Either way, having your name appear on the state database for unlicensed activity is a black eye.
