In Amarillo where I was building previously they called this type of soil “Fat Clay” which was just a way to describe how the soil reacted when it got wet.

When they see fire in your belly and not excuses then they might just be the bank on your first deal to get you going which could be easier to qualify for than tradiitional routes.
