I haven't had good luck with Rentometer or other automated comps.So, two additional considerations:It's counter intuitive, but I believe that if you have a good understanding of rental rates for the city, and the street/immediate neighborhood of your rental, you can get pretty dang close... even if the street doesn't have any comps year by.  

I am interested in doing this for a large volume of properties, so I'd rather find one website that has both.Do realtors have access to that info in MLS, and if I had a relationship with a realtor, could their daily automated email include that info to me?

I view it as a massive cost reduction and automation technology. 

Not sure why you'd need to send an invoice though since Cozy's payments are automated and no action should be required on the part of the tenant. 

I have gotten almost everything automated.

For LTR, MTR and STR - Best way is to get a good handyman and have some automated property management software in place to help you manage interactions with the tenants. 

As far a your renewal concerns. 1) as you say AUTOMATED, zero extra work2) is done every 6 months anyway, no extra works3) my guys must be very good because when I ask I get an emailed answer within 10 minutes (in Vegas almost all of our properties are similar in each neighborhood)4 )there are no negotiations, it’s a here’s the price deal5) again, there are no negotiations, it’s a here’s the price deal 6) it’s a signature on the bottom of the half page form7) again, it’s a tenant’s signature on the bottom of a half page form. 

This works very well for both of them since neither have to do anything - it's all automated.
