You don’t want a PM that can’t do creative thinking and think outside the box, or else they’ll be texting and calling you every week with problems. 

They’ve been very responsive and seem to have done a great job screening and placing tenants, which took about 6 weeks (keep in mind I’ve not totally rehabbed the condo, older kitchen, bath and carpet), so renting out took a bit longer.

My bookings usually come in 3-6 weeks ahead of time, which is great as it helps me to plan ahead and is further validation that I'm providing a place of value to people.

The park I am about to buy this week, the owner hasn’t raised rents in 20 years.

The price was reduced to $549,00 a couple weeks late.

The floor has quite a few issues (high points, low points, pitting, flaking over an 8 sq ft area where there was a plumbing leak that they caused, and many sections are still wet even after a week).

I work with a guy that can install that roof by himself in less than a week.
