Funny thing happened around 2003-- by 2006 i was selling- real estate price appreciation was abnormal- Banks started lending money to anyone including non citizens no doc loans- Lower income people moved in my neighborhood in droves- the local mortgage office had a tinted black front window - i am seeing a new strange visitor-- the newly minted chinese millionaire that has illegally sent his money to the usa--- they are bidding with bags of money and overpaying for the real estate--- this is another disgrace of this country not following its own laws.- Pay particular attention to california and ny

I know an SFR is feast or famine, but you must have a plan on how to pay the mortgage, insurance & property taxes without a tenant.Having a MFU myself, it's much easier for me to sit in the cheap seats and harp - - but the economics are just screaming here - - you didn't have a plan B for such an occurrence.I guess there's several lessons: No Felons, no Lawyers and have reserves to cover vacancies.
