First you gotta understand-- they will hate you, even sweet older  ladies-- you are the greedy landlord now.

One of my customers purchased a home over on Sweet Rose Ln and has seen great returns there.

I aint payin no notary fee ever.I can then if I want go into any title company in the US and sweet talk my way into having someone notarize for me as long as they are underwritten by fidelity family of title insurers..

But the sweet spot is in the lower end of the market, and that is a fine balancing act between nice tenants and low price; increased cash flow...and still aiming for appreciation. 

Turning those lemons into  that which is more then sweet.  

You're probably on my list, and you would never sell to me... making you "not my customer". but over sending 50-75k fliers, you do get some pretty sweet deals. we get a good 10-15 a month solely on direct mail... some of which are 50-60% ARV.
