But in some markets were we are swapping houses for the price of cars its not really necessary.Although I have a landlock situation going on right now were I am glad I have have.. 600k worth of property I can't get to.. title company is having to sue for a right away and if they don't get it the have to cut me a 600k check.. and contrary to what any one believes properties CAN be landlocked.I would not buy any type of acreage with out title insurance guaranteeing me access to a public dedicated road.

But then the apt.. with the lift station.. ( and yes those are for sewer generally and cost anywhere from 50 to 350k I have built a few)... so seems to me you have a standoff and it would be in both parties interest to do a mutual swap of right of ways.

If it's a simple panel swap. 8 hours plus materials is more than enough. 65/hr is too low, check your electricians journeyman wage with DIR, then add 20-25% for taxes and insurance, another 15-20% for profit. that's the number you're looking for.
