The issue we have is the house is right next to a busy street.

first I would go out to see property, stroll up the street, run into tenants and strike up conversation, if they don't recognize you , you might learn a lot, maybe even mention you are looking to rent in area, 2 PM is not doing his/her job period, if you have to even go there, expectations are not inline somewhere, It might be a good time to screen your own tenants , if they make good and was a misunderstanding you maybe able to save it, or 3 rent is not making its way to you on time.....

There was a lot of groupthink, which isn't "bad" in its own essence, but a lot of terrible characters with no integrity, and a lot of ambitionless, directionless, and worthless people in general could be encountered.I would rather take a stroll in my underwear through the Orlando hoods like Church street at 10-11:30pm while having several stacks of $10,000 in hundreds taped to my forehead and stomach, than have to deal with some of these people again, and the irony is that I'd probably end up in better shape if I did.Outside of school and in real estate, I began to meet people who were more like me and I liked them a lot more.

People are buying houses left and right and tearing them down for the land underneath.I wish you luck if you can find something, if you really are interested in condos, you might look in Uptown/knox Henderson/m Streets..  

First l advertise cross streets a block away never exact address, second if someone call I will pre-screen them over the phone; does the price work for your budget, what do you do for a living, can you provide paystubs, can you pass a background check etc. then because I use lockbox most times I never give the code until first they send me a picture of their drivers license and second they are at the house with the lockbox in there hands to prevent them from even writing it down.Also they must call me back as soon as they are done looking before they leave the property for security reasons, make sure the keys are back in the box and combination is shuffled and of course to tell me what think about the place.

Hopefully this will allow it to appreciate more than a "townhome"The way I calculated the rent was with a  comparative market analysis so similar townhomes on the same street built last year with like 50 square foot more were leased for 1500.

 - If your new to the area walk ALL the streets.- Start your own lists A:  'I wouldn't buy here with monopoly money' B:  'If something comes on the MLS in this neighborhood I would offer site unseen!
